Almost every product on the market belongs to one of these groups. Knowing the family tells you most of what you need before you look at a single sample.

This single question eliminates more options than all the others combined. Standing water rules out solid wood, laminate and standard engineered wood immediately. Occasional splashes are a different question from a laundry supply line failing at 2 a.m.
Concrete slab on or below grade rules out solid hardwood and demands moisture testing. Wood subfloor over a crawlspace opens everything up. Deflection matters for tile — anything softer than L/360 will crack it.
Foot traffic, pet claws, rolling office chairs, forklifts and dropped weights all wear floors differently. Stairs concentrate more wear per square foot than any other surface in a building.
Three years and sell? Buy on first cost. Twenty years and stay? Buy on lifecycle cost — the calculation that makes porcelain cheaper than laminate and terrazzo cheaper than VCT.
Wool and natural stone reward attentive care and punish the wrong cleaner instantly. VCT needs a real custodial program. If nobody's going to do the maintenance, specify a product that doesn't require any.
Porcelain and concrete are the hardest and loudest surfaces available. Carpet over a quality cushion is the softest and quietest. In a condo, an acoustic requirement may not be optional — check the board's IIC and STC minimums before you buy.
The surface resists water. The HDF core doesn't, and the seams are where water gets in. Water-resistant laminate cores buy you 24–72 hours to catch a spill — genuinely useful, and genuinely not the same thing as SPC vinyl, which has no organic core to swell at all.
Cement grout is porous and needs periodic sealing; that's why shower floors leak into subfloors. The tile assembly is made waterproof by the membrane underneath, not by the grout. Epoxy grout is genuinely waterproof and doesn't require sealing, at higher cost and greater installation difficulty.
Only in combination with pile height. Density — face weight ÷ pile height × 36 — is the number that predicts appearance retention. A dense 40 oz carpet outlasts a plush 55 oz one, and twist level and fiber type matter more than either.
Cheap to install, expensive to keep. Strip-and-wax programs typically run $1.00–$2.00 per square foot per year. Over ten years a $3.50 VCT floor costs roughly $18.50 all-in, versus about $9.50 for a no-wax LVT floor that installed at $6.50. Ask for the ten-year number.
Janka measures denting, not scratching — and the finish is what scratches. A hickory floor at 1,820 Janka with a worn finish will show wear faster than walnut at 1,010 with an intact one. Hardness also says nothing about seasonal movement, which is what actually produces the gaps and cupping people call in about. Match the species to your climate and your finish system, not to a number on a chart.

Deep pile crushes on the nosing, hides the edge of the tread underfoot, and wears through where every foot lands. A dense, low-pile carpet, or a hard tread with a runner down the middle. Stair flooring guide →

The pad decides how the carpet wears, not the carpet. A thin, low-density rebond under a good nylon turns a fifteen-year floor into a five-year one and voids most wear warranties. Carpet padding explained →
Tile is only as good as what it is bonded to. A floor that flexes cracks the grout first and the tile second, and an untested slab lifts the whole assembly. Deflection check, membrane, then tile. Tile and stone substrate systems →
There is no single best floor — the right answer is set by the room. The question that eliminates the most options is whether the floor ever gets wet: standing water rules out solid hardwood and standard engineered wood immediately, and rules out standard laminate — though sealed-core laminate now carries a written waterproof warranty, so that one turns on which tier you buy. After that it is traffic, how long you are keeping it, who maintains it, and whether comfort underfoot matters. Rigid core vinyl (SPC) is the most broadly capable single product for a whole house because it is waterproof and handles pets; porcelain tile is the most durable; carpet is the most comfortable.
Sheet vinyl and laminate are the cheapest genuinely durable options, at roughly $3.00 to $9.00 per square foot installed. Below that you are usually buying a 6 mil wear layer or a low-density carpet that will look tired in three to five years. The better value question is cost per year of service: a $4 floor replaced twice costs more than an $8 floor installed once, which is why polished concrete and solid hardwood have the lowest annual cost on the site despite higher first cost.
Laminate with an AC4 rating or SPC vinyl plank with a 20 mil wear layer. Both resist scratching better than real hardwood, because the aluminum-oxide or ceramic-bead top coat is harder than any wood finish. SPC adds waterproofing for accidents, and sealed-core laminate now does too. Porcelain tile is the most scratch-proof of all but is cold and hard. Avoid softer woods — walnut at 1,010 Janka and pine at 690 dent under claws.
Real wood — solid or engineered hardwood — is the only flooring category buyers consistently pay a premium for, and it is the one to choose if resale is the goal. Porcelain tile in wet areas is expected rather than rewarded. Vinyl and laminate are accepted but rarely add value. It depends on the material and honest maintenance: carpet 5 to 20 years by fiber, laminate 15 to 25, vinyl plank 15 to 25, engineered wood 20 to 50, solid hardwood 50 to 100 with refinishing, porcelain and terrazzo effectively the life of the building. Every one of those ranges assumes the product went into an appropriate room over a properly prepared substrate.
